All discretionary project entitlements were fully approved in 2008 & 2009, and the site has been annexed into the City of Ventura. The UC Hansen Trust Property will ultimately be sold to the highest bidder, via a sealed bid process in conformance with the State of California Stull Act.
Dyer Sheehan Group will conduct the formal RFP and sealed bid process for the University’s sale of the property, anticipated to occur in the latter part of 2010, or early 2011.

The Education Operation Support Center consists of four distinct uses, within a total building floor area of 41,470 sq. ft.

All discretionary entitlements were fully approved by the City of Ventura in 2006. Commencement of construction of the Education Operation Support Center has been put on “indefinite hold” by the Ventura Unified School District due to unanticipated district-wide budgetary constraints.

Development of a new residential neighborhood on a 64.9 acre site located in the City of Ventura’s Saticoy Community. The now completed development includes the following:
DSG’s Role & Primary Responsibilities:
- 316 unit Luxury Apartment Community
- 80 market-rate detached Single Family Homes
- 20 Acre Site Donation to the State for construction of a Veterans Home
- 2.5 Acre Site Donation for a Native American Veterans Memorial
- 2.0 Acre Site Donation for Preservation of Chumash Burial Grounds
Project Status:
- Lead Consultants Responsible for Creation & Implementation of Entitlement Process Strategy
- Entitlement & Permit Process Management (PD Permit, Tentative Tract Map, Development Agreement, CEQA compliance, Annexation, Final Map, Construction Plan Check, etc.)
- Negotiations & Communications with State Legislators & Agencies to Secure Appropriation of Funding for the California Veterans Home, and Transfer of Land to the State
- Negotiation of Burial Agreement with Designated “Most Likely Decendent” of the local Chumash Tribe & Archeological Monitors, per EIR Requirements
- Identification of, and Negotiations with, appropriate Chumash Representatives regarding transfer of the Native American Sites
- Managing Implementation of Historic Preservation Measures as required under CEQA, including the production of Archival Quality Photographs of Historic Resources to be demolished during project construction
- Defining and Implementing Strategy for Compliance with other CEQA Mitigation Measures, including Construction of Required Monument on Site

- Marketing & brokerage of the finished lots for the detached single family home component of the project
All discretionary entitlements were fully approved in 2002, and all privately developed residential construction for the project completed in 2005. The Archstone Vanoni Ranch apartments are currently owned and managed by Archstone. The detached single family homes were constructed and sold by Standard Pacific Homes. Construction of the Saticoy Veterans Home was completed in 2009.

- Detailed Communications and Negotiations with Governor’s Office and State Legislature to secure appropriation of funding to construct Saticoy Veterans Home
- Client and City Representation at statewide meetings of Governor’s Commission on Veterans Homes, and CA Department of Veterans Affairs
- Presentations to local Active Military and Veterans Organizations to mobilize support for funding of Saticoy Veterans Home
- Presentations to local City Councils and County Board of Supervisors in Ventura and Santa Barbara Counties to mobilize support for funding of Saticoy Veterans Home
- Negotiations regarding transfer of site to State for development of Veterans Home
- Participation in Environmental Scoping and Review Process for Veterans Home
- Logistics and Support for Ground Breaking Ceremony and subsequent Grand Opening of Veterans Home
- Ongoing consultation to Secretary of Veterans Affairs regarding future development options for undeveloped portion of donated land
The land for the Saticoy Veterans Home was donated to the state; the home has been completed and opened in December 2009.
